‘Barn’ was restored in 2012 and comes as a fully furnished, ready to move into property.

The ground floor has a large open plan kitchen/dining area with a small adjacent snug. There is a utility area with a washing machine and dryer as well as a separate toilet, a twin bedroom with ensuite bathroom. Upstairs, there is the lounge with fantastic views across the valley to the local church. It has a double sided wood burning stove and UK TV via a satellite dish.  Also a bedroom with king sized bed, ensuite bathroom and direct access outside.

Outside there is a covered porch and an enclosed garden which is suitable for children and/or pets. A restored original bread oven and adjacent covered area which is ideal for use as an outdoor eating area. A stone barbecue and the bread oven is in full working order.

There is also a restored ‘cabozo’.(horreo) This is an original store for drying maize or grain. It is now used as a wood store. This is accessed via a ‘galeria’ which is used to dry clothes. And there is a large car parking area.

The ‘Cottage’ was renovated in 2017 and comprises 4 rooms in the ‘Old house’. It is accessed from the opposite side to the barn so is completely independent. This also comes fully furnished.

Downstairs, there is a kitchen/dining area with bench seating and radiator, as well as a utility area with washing machine and storage.

There is an adjacent lounge with a corner wood burning stove, a storage heater and an independent office area. Stairs lead to a bedroom with a hand made (Cherry and Ash) king sized bed and wardrobe space, and an ensuite bathroom with both bath and shower. The bathroom is very big! Outside is an enclosed patio area with separate car access.

The ‘Old house’ comprises 10 rooms plus a workshop and is currently used for various things (bathroom, storage, wood cutting etc.) but is in need of restoration. This is an opportunity for a new owner to develop the property as they wish.

The current owners live in the barn during the Winter months and then move in to the ‘Cottage’ at Easter so that the barn can be let as self catering accommodation for tourists. The barn has a “Vivienda turistica’ licence which permits this.

Revenue from the barn is just over 7,000€ per Summer season but could easily be more. There is a current website, www.granerodelburro.com which could be included in the sale.

The owners also open the bread oven as a bar for the locals. It has a fully functioning bar area and refrigeration.

The whole property covers 8000m2 and this includes a separate field, an orchard with Apple trees, a vegetable patch and access for both properties. There is a 4.2m satellite dish for receiving UK TV and a ‘bunker’ which houses the aerothermic hot water system and the air source heat pump underfloor heating system for the barn. The water comes from a spring and is shared with the neighbour. There are 2 septic tanks – one for the barn and one for the cottage and old house.
